Roof Replacement Frisco TX: Signs It's Time and What to Expect
By Total Pro Roofing ·

Most roofs don't fail all at once. They wear down a little more every summer and take a beating every hail season, until one day the repairs stop making sense. If you are weighing a roof replacement, Frisco, TX hail and heat have given you plenty of reasons to look up. This guide covers the signs that it's time for a new roof, what the job looks like from the first inspection to the last nail pickup, and how insurance fits in when hail is the cause.
Frisco's recent hail and wind history
The National Weather Service in Fort Worth puts it plainly: large hail, damaging winds, flooding and tornadoes occur nearly every year in the Metroplex. Frisco, Prosper and Little Elm have had their share in the last few years.
- March 14, 2024: storm spotters reported 2.5-inch, tennis-ball-size hail in Frisco and 1.75-inch hail near Frisco and Prosper. That same evening, spotters reported 2.75-inch hail in Lantana and 3-inch hail near Roanoke, and sheet-metal roof panels were blown off a strip mall in Prosper (SPC storm reports).
- May 28, 2024: during the early-morning windstorm that knocked out power across North Texas, a 77 mph gust was measured at Little Elm.
- September 25, 2024: around 3 a.m., spotters reported 2-inch hail about three miles south-southwest of Frisco near the Dallas North Tollway, and 1.5-inch hail east of Frisco. NBC 5 reported that Collin and Dallas counties were hit hardest.
A roof that took hits in 2024 can still look fine from the street. Hail bruises shingles and knocks off the granules that protect them, and that damage keeps aging the roof long after the storm is forgotten.
Then there's the heat. DFW logged 52 days of 100°F or hotter in 2026 through September 18, according to National Weather Service figures reported by the Dallas Express. InterNACHI, the home inspectors' association, notes that "hot climates drastically reduce asphalt shingle life."
Signs it's time for a new roof instead of another repair
One bad spot is a repair. A roof that is wearing out everywhere is a replacement. Here is what tips the scale:
- Age. InterNACHI's life-expectancy chart puts 3-tab asphalt shingles at about 20 years, architectural shingles at about 30 and metal at 40 to 80. In Texas heat, asphalt roofs often fall short of those numbers.
- Granule loss. Granules piling up in the gutters or at the bottom of the downspouts, or dark, bald patches across a slope.
- Curling, cupping and cracking. Shingle edges that lift or crack have lost their flexibility and stop sealing.
- Hail damage on more than one slope. Scattered bruises across the whole roof are a different problem than one damaged corner.
- Leaks in more than one place, or the same area patched more than once.
- Soft or sagging decking. A spongy feel underfoot, a dip in the roofline, or daylight showing in the attic.

Roof replacement Frisco TX: what the job looks like day by day
A roof replacement in Frisco, TX is a big project, but it follows a predictable order. Here is how it goes, step by step.
Step 1: The inspection
It starts with someone getting on the roof. Duane checks every slope, the vents, the flashing and the gutters, and looks in the attic when it matters. Then he shows you photos of what he found and tells you whether you need a repair or a full roof replacement.
Step 2: The insurance claim or the estimate
If hail or wind caused the damage, the Texas Department of Insurance says to file a claim as soon as you can. Deadlines for filing vary by policy, so check yours. Duane helps homeowners document the damage and can meet the adjuster at the house. Our storm damage page explains how claims usually go in Texas.
If the roof is simply worn out, you will get a written estimate instead. Read it closely. TDI warns homeowners never to sign anything with blank spaces and to get at least three bids.
Step 3: Choosing materials
You will pick a shingle style and color. On InterNACHI's chart, architectural shingles last about ten years longer than 3-tab. If you are replacing anyway, ask about Class 4 impact-resistant shingles. TDI says insurers set roofing discounts company by company, and a Class 4 roof covering gets the highest premium credit when one is offered. Your home may qualify for a discount; ask your insurer.
Step 4: Tear-off
On install day, the old shingles and underlayment come off all the way down to the roof deck. Tarps go down to protect landscaping, and the debris goes straight into a trailer or dumpster.

Step 5: Decking, underlayment and flashing
With the deck exposed, any soft or rotted boards get replaced. This is the part of the roof you never see again, so it matters. Next comes underlayment over the whole deck, drip edge along the edges, and new flashing around chimneys, walls and valleys.

Step 6: Shingles, ridge and vents
Starter shingles go along the edges, then the field shingles work up each slope to the ridge. Pipe boots, roof vents and ridge caps go on last.

Step 7: Cleanup and final walk-through
A good crew picks up debris and sweeps the yard and driveway with a magnet for loose nails. Then you walk the finished roof with photos, so you know what you paid for.
How long all of this takes depends on the size and pitch of the roof, how much decking needs replacing, and the weather. Ask for the expected schedule before work starts.
How to pick a roofer for your Frisco replacement
After a big hailstorm, expect door knockers. Before you sign for a roof replacement in Frisco, TX, take your time and check a few things.
- Check references. According to RCAT, the Roofing Contractors Association of Texas, Texas does not require roofing contractors to hold a state-issued roofing license. That makes references and local reviews matter even more.
- Get it in writing. Make sure the estimate spells out tear-off, decking, underlayment, flashing and cleanup.
- Watch the down payment. TDI warns against large or full down payments and says that after a disaster, it's against the law for out-of-town contractors to ask for a down payment before they start.
- Never accept a deductible waiver. Waiving or covering your deductible is illegal in Texas.
